Top producers flip the script. They make the presentation about the seller's goals, not the agent's resume. Here's the exact framework.

The 5-Part Framework

Part 1: Discovery (10 minutes)

Before you present anything, ask questions:

  • "What's driving your decision to sell?"
  • "What's your ideal timeline?"
  • "Where are you moving to?"
  • "What would make this process feel successful for you?"
  • "Have you sold a home before? What was that experience like?"

This accomplishes two things: you learn what matters to them, and they feel heard. Most agents skip this entirely.

Part 2: Market Reality (5 minutes)

Share 3-5 relevant data points about their specific market:

  • Average days on market in their neighborhood
  • List-to-sale price ratio
  • Inventory levels (are they in a seller's or buyer's market?)
  • Recent comparable sales (your CMA preview)

Keep it brief and visual. One chart, three comps, done. Save the detailed CMA for later.

Part 3: Your Marketing Plan (15 minutes)

This is the meat of your presentation. Walk through exactly what you'll do, step by step:

Week 1: Pre-Launch

  • Professional photography and videography
  • 3D virtual tour
  • Property website with dedicated URL
  • Coming soon campaign to your buyer database

Week 2: Launch

  • MLS listing with optimized description
  • Social media campaign (show examples of past posts)
  • Email blast to top agents in the area
  • Targeted digital advertising

Week 3-4: Momentum

  • Open house strategy
  • Broker's open
  • Weekly seller updates with showing feedback
  • Price strategy review based on market response

The key is specificity. Don't say "I'll market your home." Say "I'll run a 14-day Instagram campaign targeting buyers in the $[X]-$[X] range within 30 miles, using professional photos and a virtual tour."

Part 4: Pricing Strategy (10 minutes)

Present your CMA with confidence:

"Based on the comparable sales, market conditions, and your home's unique features, I recommend listing at $[X]. Here's why..."

Walk through 3 comparable sales. Show the adjustments. Explain your reasoning. Then present a pricing range:

  • Aggressive price: Might generate multiple offers quickly
  • Market price: Most likely to sell within 30 days
  • Aspirational price: Tests the market but risks sitting

Let the seller choose. This gives them ownership of the decision.

Part 5: The Close (5 minutes)

Don't ask "Would you like to list with me?" Instead, assume the close:

"Based on everything we've discussed, I'd recommend we launch your home on [specific date]. That gives us [X] days for photography, staging consultation, and pre-marketing. Does that timeline work for you?"

If they're ready, pull out the listing agreement. If they need to think about it, set a specific follow-up:

"I completely understand. Let's plan to connect on [day] at [time] so I can answer any remaining questions. Sound good?"
