1. Acceptance of Terms
Welcome to I Want More Closings LLC ("IWMC," "we," "our," or "us"), operating the CloserOS platform at app.iwantmoreclosings.com. These Terms of Service ("Terms") govern your access to and use of the CloserOS platform, including our website, applications, tools, and all related services (collectively, the "Service"). By creating an account, accessing, or using the Service, you agree to be bound by these Terms. If you do not agree to these Terms, you may not use the Service.
I Want More Closings LLC reserves the right to modify these Terms at any time. We will provide notice of material changes by updating the "Last Updated" date and, where appropriate, providing additional notice. Your continued use of the Service after such modifications constitutes acceptance of the updated Terms.
2. Description of Service
CloserOS by I Want More Closings LLC is a comprehensive operating system designed for real estate professionals. The Service includes, but is not limited to, the following tools:
- Roleplay Bot: Voice-to-voice practice with 61 prospect personas across 9 categories, with performance scoring and session history
- Coach: 24/7 real estate coaching with voice input, covering scripts, strategies, objection handling, and business planning
- Commission Tracker: GCI goal tracking, deal management, monthly progress monitoring, and income analytics
- Transaction Coordinator: Deal lifecycle management with document tracking, task checklists, contact management, and timeline oversight
- Net Sheet Calculator: Buyer and seller net sheet calculations with estimated closing costs and commission breakdowns
- Pipeline Analytics: Deal pipeline visualization, revenue forecasting, conversion funnels, and at-risk deal identification
- Listing Description Generator: Property listing descriptions with customizable tone, style, and feature emphasis
- CMA Builder: Comparative market analysis reports with comparable property data and pricing recommendations
- Objection Library: Searchable database of common real estate objections with expert-crafted response scripts
- SOP Builder: Standard operating procedure creation and management for systematizing your real estate business
- Social Media Content Creator: Platform-specific social media posts, captions, and content ideas for real estate marketing
- Client Stories: Client testimonial and success story generation for marketing purposes
- Knowledge Base and Blog: Educational articles covering lead generation, listing presentations, prospecting, and business growth
- Weekly Performance Digest: Automated email summaries of your activity, deal progress, and coaching insights
- Additional tools and features as they become available
3. Account Registration and Security
To access certain features of the Service, you must create an account. You may register using Google OAuth or other supported authentication methods. You agree to:
- Provide accurate, current, and complete information during registration
- Maintain and promptly update your account information
- Maintain the security and confidentiality of your login credentials
- Accept responsibility for all activities that occur under your account
- Notify us immediately of any unauthorized use of your account
You must be at least 18 years of age and a licensed real estate professional (or working under the supervision of one) to use the Service. We reserve the right to suspend or terminate accounts that violate these requirements.
4. Subscription Plans and Payment
4.1 Plans and Pricing
The Service is offered through various subscription plans, including free and paid tiers. Current pricing, features, and generation limits for each plan are displayed on our pricing page. We reserve the right to modify pricing with 30 days' advance notice to existing subscribers.
4.2 Billing and Renewal
Paid subscriptions are billed in advance on a monthly or annual basis, depending on your selected plan. Subscriptions automatically renew at the end of each billing period unless cancelled before the renewal date. All payments are processed securely through Stripe.
4.3 Cancellation and Refunds
You may cancel your subscription at any time through your account settings. Upon cancellation, you will retain access to paid features until the end of your current billing period. Refunds are handled on a case-by-case basis and are generally not provided for partial billing periods.
4.4 Smart Actions Usage
Certain features count toward your monthly "Actions" limit based on your subscription plan. Free plan users receive 10 generations per month. Pro and Team plan users enjoy unlimited actions. Generation counters reset at the beginning of each billing period. Unused generations do not roll over.
5. Voice Features
The Roleplay Bot and Your Coach include voice input and voice response capabilities. By using these features, you acknowledge and agree that:
- Your voice recordings will be transmitted to our servers and processed by third-party speech-to-text services (ElevenLabs) for transcription
- Transcribed text will be used to generate responses and will be stored as part of your session history
- Voice responses are generated using text-to-speech technology provided by ElevenLabs
- You must grant microphone access in your browser to use voice features
- Voice features require an active internet connection and may not work in all browsers or devices
- Text input is always available as an alternative to voice input
- Raw audio recordings are not permanently stored after transcription is complete
6. Acceptable Use
You agree not to use the Service to:
- Violate any applicable laws, regulations, or industry standards (including real estate licensing laws and fair housing regulations)
- Generate misleading, fraudulent, or deceptive content
- Create listing descriptions that misrepresent property features or conditions
- Violate fair housing laws or engage in discriminatory practices
- Infringe upon the intellectual property rights of others
- Transmit malicious code, viruses, or harmful content
- Attempt to gain unauthorized access to the Service or its systems
- Use automated means to scrape, mine, or extract data from the Service
- Reverse engineer, decompile, or disassemble any part of the Service
- Resell, redistribute, or sublicense the Service without authorization
- Harass, abuse, or harm other users
7. Content and Output
7.1 Nature of Output
The Service uses technology to generate content, including but not limited to listing descriptions, market analyses, social media posts, roleplay scenarios, coaching advice, SOPs, and transaction checklists. All generated content is provided as a starting point and professional aid. It should not be considered as legal, financial, or professional advice.
7.2 User Responsibility
You are solely responsible for reviewing, verifying, and editing all generated content before use. This includes ensuring accuracy of property descriptions, compliance with local MLS rules, adherence to fair housing guidelines, and accuracy of market data and valuations. I Want More Closings LLC does not guarantee the accuracy, completeness, or suitability of any generated content.
7.3 CMA and Valuation Disclaimer
Generated comparative market analyses and property valuations are estimates based on available data and modeling. They are not appraisals and should not be used as substitutes for professional appraisals. Users should verify all comparable sales data and market conditions independently.
7.4 Net Sheet Calculator Disclaimer
Net sheet calculations and closing cost estimates provided by the Net Sheet Calculator are approximations for informational purposes only. Actual closing costs, fees, and net proceeds may vary. Users should consult with a title company, attorney, or other qualified professional for precise calculations.
8. Affiliate and Referral Program
I Want More Closings LLC operates the "Friends of CloserOS" affiliate program through Rewardful, a third-party affiliate management platform. By joining the program, you agree to both these terms and Rewardful's terms of service.
8.1 Commission Structure
Affiliates earn 25% recurring commissions on all payments from referred customers for up to 12 months from the first sale. Commissions become payable after a 30-day holding period. The minimum payout threshold is $50.00 USD. Commissions below this amount will accumulate until the threshold is met.
8.2 Attribution
First-touch attribution is used. The first affiliate to refer a customer receives credit for the sale. Referral cookies expire after 60 days. Attribution is tracked through unique affiliate links provided by Rewardful.
8.3 Prohibited Activities
- Self-referral (referring yourself or accounts you control)
- Cookie stuffing or any form of attribution manipulation
- Trademark bidding (bidding on "CloserOS" or "iwantmoreclosings" in paid search campaigns)
- Spam, unsolicited bulk messaging, or misleading advertising
- Making false claims about the platform or its results
Violations result in immediate termination of your affiliate account and forfeiture of all unpaid commissions.
8.4 Refunds and Adjustments
If a referred customer receives a refund, the corresponding commission is automatically adjusted or voided by Rewardful.
8.5 Termination
Either party may terminate the affiliate relationship at any time. Upon termination, pending commissions that have passed the 30-day holding period will still be paid out according to the standard payout schedule.
8.6 Modifications
I Want More Closings LLC reserves the right to modify commission rates, cookie duration, and program terms with 30 days written notice to affiliates.
9. Intellectual Property
9.1 Our Intellectual Property
The Service, including its design, features, models, training data, code, documentation, persona database, objection scripts, blog content, SOP templates, and all associated intellectual property, is owned by I Want More Closings LLC and protected by intellectual property laws. You are granted a limited, non-exclusive, non-transferable license to use the Service in accordance with these Terms.
9.2 Your Content
You retain ownership of the content you create using the Service, including generated outputs based on your inputs. By using the Service, you grant I Want More Closings LLC a non-exclusive, worldwide license to use, store, and process your content solely for the purpose of providing and improving the Service.
9.3 Restrictions
You may not copy, reproduce, distribute, modify, create derivative works from, publicly display, or commercially exploit any part of the Service, including but not limited to the persona database, objection library content, coaching methodologies, blog articles, or SOP templates, without our prior written consent. You may not reverse engineer, decompile, or disassemble any part of the Service's software or attempt to extract source code.
10. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, I WANT MORE CLOSINGS AND ITS OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO LOSS OF PROFITS, DATA, USE, OR GOODWILL, ARISING OUT OF OR RELATED TO YOUR USE OF THE SERVICE.
OUR TOTAL LIABILITY FOR ANY CLAIMS ARISING FROM OR RELATED TO THESE TERMS OR THE SERVICE SHALL NOT EXCEED THE AMOUNT YOU PAID TO US IN THE TWELVE (12) MONTHS PRECEDING THE CLAIM.
11. Disclaimer of Warranties
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR SECURE. WE DO NOT WARRANT THE ACCURACY OF ANY GENERATED CONTENT, MARKET ANALYSES, NET SHEET CALCULATIONS, OR COACHING ADVICE.
12. Indemnification
You agree to indemnify, defend, and hold harmless I Want More Closings LLC and its affiliates, officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys' fees) arising out of or in any way connected with your use of the Service, your violation of these Terms, your use of generated content, or your violation of any rights of a third party.
13. Termination
We may suspend or terminate your access to the Service at any time, with or without cause, and with or without notice. Upon termination, your right to use the Service will immediately cease. You may request export of your data within 30 days of termination. Affiliate commissions earned prior to termination will be paid out according to the standard payout schedule, provided no violations of these Terms occurred.
14. Governing Law and Dispute Resolution
These Terms shall be governed by and construed in accordance with the laws of the State of Delaware, without regard to its conflict of law provisions. Any disputes arising from these Terms or the Service shall be resolved through binding arbitration in accordance with the rules of the American Arbitration Association.
15. Miscellaneous
- Entire Agreement: These Terms, together with our Privacy Policy, constitute the entire agreement between you and I Want More Closings LLC regarding the Service.
- Severability: If any provision of these Terms is found to be unenforceable, the remaining provisions will continue in full force and effect.
- Waiver: Our failure to enforce any right or provision of these Terms shall not constitute a waiver of such right or provision.
- Assignment: You may not assign or transfer these Terms without our prior written consent. We may assign these Terms without restriction.
- Force Majeure: We shall not be liable for any failure or delay in performance due to circumstances beyond our reasonable control, including natural disasters, acts of government, or internet service disruptions.
