Why the Consultation Matters

  4. Gets commitment — Buyer agreement signed before you invest your time

The 5-Step Framework

Step 1: Build Rapport (5 minutes)

Start with genuine conversation:

  • "Tell me about yourselves — what do you do? How long have you been in the area?"
  • "What's exciting about this move for you?"
  • "Have you bought a home before?"

Step 2: Discover Their Needs (15 minutes)

Ask detailed questions:

  • "What's driving your decision to buy right now?"
  • "Describe your ideal home — bedrooms, bathrooms, must-haves, deal-breakers"
  • "What neighborhoods are you considering? What draws you to those areas?"
  • "What's your timeline? When do you need to be in your new home?"
  • "Have you been pre-approved for a mortgage? Who's your lender?"
  • "What's your comfortable monthly payment range?"

Take notes. Repeat back what you heard to confirm understanding.

Step 3: Educate on the Process (10 minutes)

Walk them through what to expect:

  1. Pre-approval → Get fully underwritten if possible
  2. Home search → You'll set up automated alerts + curate options
  3. Showings → Typically 5-10 homes before finding the one
  4. Offer → You'll prepare a competitive offer strategy
  5. Under contract → Inspection, appraisal, title, insurance

Step 4: Present Your Value (10 minutes)

Explain what you do that other agents don't:

  • "I preview homes before we tour so we don't waste your time on duds"
  • "I run comparable analysis on every home before you make an offer"
  • "I negotiate aggressively — my average buyer saves $X below asking"
  • "I coordinate every detail from offer to closing so nothing falls through the cracks"
  • "I'm available 7 days a week and respond within 30 minutes"

Share 2-3 client testimonials or success stories.

Step 5: Get Commitment (5 minutes)

Present the buyer agreement:

"I want to make sure I'm fully committed to finding you the perfect home, and I'd like the same commitment from you. This agreement simply says that I'm your dedicated agent for [timeframe], and in return, I'll provide all the services we just discussed. Does that sound fair?"

If they hesitate:

"I understand — it's a big commitment. Think of it this way: with a signed agreement, I can invest my full resources into your search. Without one, I have to split my time between committed clients and uncommitted ones. You deserve my full attention."

After the Consultation

Within 24 hours:

  • Send a summary email of their criteria
  • Set up MLS alerts matching their needs
  • Send 3-5 curated listings to review
  • Schedule the first showing tour
